Toshiyuki Hirayama

Chief Executive Officer

Hirayama founded the firm in 2012. Previously, he served as Managing Director and Head of Japan at Asia Pacific Land Japan Limited (APLJ), a foreign investment fund and asset management firm. Before his tenure at APLJ, he worked at Nomura Real Estate, where he was engaged in various facets of real estate operations, leasing, and development, and spearheaded the development of Japan's first commercial real estate project utilizing a securitization scheme.

Norihiro Matsudaira

Chief Operating Officer, Chief Investment Officer

Matsudaira joined the firm in 2014. As Chief Investment Officer, he oversees all investment and disposition activities. Previously, he was responsible for fundraising and investments in IT startups at Mobida Japan and at Venture capital Fund. He also served as Vice President of the acquisition team at APLJ, where he managed investments and execution of over ¥200 billion in GMS, NSC, and commercial properties. Prior to this, he worked as a Financial Controller at L'Oréal Japan, focusing on financial analysis, budgeting, and strategic planning for the brand.

Koji Sato

Board Director, Business Development

Sato joined the firm in 2013. As Director of Business Development, he is responsible for deal sourcing and business development. Previously, he was Asset Manager at APLJ, where he managed projects focused on the growth of commercial projects and the restructuring of commercial portfolios. Before that, he was in charge of Acquisition and Asset Management at the real estate division of an accounting firm, providing investment advisory services to clients. He also handled store development and management at FamilyMart and participated in new store development projects at PARCO.

Mareshi Sato

Director

Sato joined the firm in 2025. As Director, he is responsible for deal sourcing, tenant leasing and value-add initiatives for properties.
Previously he was with Savills Japan, where he brokered over JPY 100 billion in commercial properties. Before that, he led leasing and business development as Head of Leasing and Business Development at CapitaLand. He has also handled asset management for major retail properties at Lasalle Investment and Pacific Management, and initiated renewal projects for large scale shopping malls at his own company.

Masayuki Kiji

Head of Strategic Asset Management

Kiji joined the firm in 2025. As Head of Strategic Asset Management, he is responsible for value enhancement of managed properties. With over 30 years of industry experience, he has led investments and asset management totaling over 200 billion yen. Previously, he managed acquisition and asset management as Chief Investment Officer at APA Investment Management. Before that, he led the value-add, development, and asset management of commercial facilities and hotels at APLJ, where he also served as the President of a commercial property management company they acquired. Prior to this, he engaged in the conversion of hotels and senior housing at UDS. He was also involved in the development of residential properties and the development and operation of fitness clubs at Nomura Real Estate.

Yasufumi Nakajima

Head of Operational Asset Management

Nakajima joined the firm in 2016. As Head of Asset Management, he oversees all asset management operations. Previously, he was with Resona Bank, where he handled corporate finance and structured finance operations, and was involved in non-recourse lending across various asset types.

Ryo Kuroda

Vice President, Acquisition

Kuroda joined the firm in 2024. As Vice President, he is responsible for sourcing, acquisition and disposition of deals. Previously. he was in charge of acquisition at an asset management company of a major financial institution, where he engaged in acquisitions, investments, and developments totaling over 400 billion yen. He also was in Mori Building for acquisition, disposition and PM, where he involved from the establishment of the office section to the lease-up process at the redevelopment project of a large-scale mixed-use facility in Ginza.
